3. Now, before you move on, get the property inspected and appraised to find out the condition it is in, its real value, and the market’s state.
4. Do a search on the agent/seller, the property’s title, etc. to make sure that everything checks out and that you aren’t walking into a scammy situation.
5. Find out more about the property: why it’s on sale, how long it’s been on sale, how many offers it has, how much it’s going for.
6. Make a suitable offer taking into consideration the information you’ve gathered (the inspection, appraisal, the house’s history, etc.).
7. Before moving forward, remember to get a lawyer to oversee the entire process.
8. You’ll need to write out a document where you specify certain data (e.g. addresses, names, dates, etc.), the amount you’re willing to pay, the contingencies, among other things.
9. Prepare an earnest pay to show you’re a trustworthy person that’s legitimately interested in buying a house. Get your lawyer to hold this deposit money in case the deal falls through.
10. Remember to get title insurance to stay protected in case there are any irregularities in the property’s title.
11. Here’s the trickiest part: meet up with the owner/agent and negotiate. Go back and forth until you reach an agreement that interests you both.
12. Know when to keep fighting and when to let go. If the owner is swamped with offers and is asking a lot more than you have, walk away. NEVER go over your budget.
