If you are in the process of looking for a new home, unless you are a first time buyer, the odds are good that you are in the process of selling another property. Here at Wharton Law we provide title searches and title insurance for our clients, but we want to help see you through the whole process. While in the course of selling your property, you have probably noticed that there is a direct correlation between the attractiveness of the outside of your home and how many potential buyers are coming in. You might ask how do you go about boosting curb appeal? We have already mentioned curb appeal in our blog on staging your home for sale, but here we would like to take it a step further, six steps further to be exact, with our SIX curb appeal boosting tips!
Mailbox Makeover
If you have a roadside mailbox, it is literally the part of your home located closest to the curb, thus an excellent place to start. Try painting your existing mailbox, giving it a border of stones or bricks, and adding a few flowers for some bright accent.
Decor for the Door
No matter the color of your home, painting your door a bright color, adding a wreath or other door hanging, is a great way to express to potential buyers, the idea of home.
Light it Up
Just as lighting is important for the inside of your home, it is important for the outside. Line the driveway and/or walkway with lights, add some lights in the garden to accentuate the home at night, and absolutely have working lights beside the front door and to the sides of or above the garage or carport.
Potted Plants
Remember, you want potential buyers to see possibility. If your garden leaves something to be desired, then consider potted plants around your front door. Adding some color with flowers or painted pots is a good step.
Neglected Gutters and Downspouts
Unless they are giving us trouble, it is easy to forget about these home features. Don’t neglect them. Consider replacing them or at the very least giving them a fresh coat of paint. They will provide a nice frame for your home.
Outdoor Art
Install a bird bath or some cute lawn ornaments. Maybe get a bit more creative with a fountain, bottle tree, or some other outdoor art. When a potential buyer sees the time you’ve put into making your house a home through garden art, they see that the home is lived in and loved well.
We realize it may not be possible or necessary to complete all six steps for the sale of your home. Pick a few that you think your home will most benefit from, and work from there.
